We get it—plans can change. That’s why we offer flexible options if you need to cancel or reschedule. Just let us know, and we’ll work with you to find a new time that fits.  Just give us a heads-up at least 24 hours in advance if you need to change your scheduled appointment.

 Cancellations or reschedules made less than 24 hours in advance are subject to a $100 fee, and the remaining balance will be refunded within 3 business days.  


Same-day or on-site cancellations and reschedules are non-refundable.




"If we can’t get in right away, we’ll give you—or the homeowner—a quick call to figure out what’s going on and see if we can wait a bit. If possible, we’ll start with outdoor photos while we wait. But if the delay goes over 30 minutes, we’ll need to treat it as a same-day cancellation."

Like any business, our time is carefully scheduled—so we’re unable to wait for cleaning, decluttering, or moving items from room to room. Please make sure the property is fully market-ready before the shoot. If we’re unable to complete the session due to delays, it will be considered a same-day cancellation.

Pets can be unpredictable, especially with new faces around. They’re often curious about the camera and may end up in the shots, which can slow things down. To keep your pets safe and the shoot on schedule, we kindly ask that you crate dogs and cats and keep them in a garage or room that won’t be photographed.

Scanning devices are pretty accurate; providers estimate they 95-97.5%.  Our spot checks have shown them to be very good.  The Rules and Regulations Department at Northstar MLS approves the use of scanned floor plans but encourages you to view historical information and Property Records, too.  It is up to the Agent to decide which measurements are right for the MLS Listing.

Our standard delivery time is by 5 PM the next business day following the shoot.  If you need them sooner, you can add a RUSH to your order for 9 PM the same day,  or the next day by 9 AM for a small fee.  Virtual stagings have a 24-48 hour turnaround, but they'll be worth the wait!

Like others, we can develop a list of homeowners in a particular area, but we take it a step further and use an algorithm to identify homes most likely to sell in the next 6 months, enhancing your results and making more effective use of your budget.

E-Campaigns are delivered straight to  Buyer's Agent's email inbox, alerting them of your new listing, and ensuring it's seen before other listings.  They also effectively alert them to a price reduction or an Open House.
